Hope you had a great weekend. You won’t believe what happened to me this weekend! Well you need a little back story first. So a few months ago, some friends of mine decided to sign up for this crazy 12 hour race that involves biking, kayaking and running, 60 miles total if we can finish. Well a race like that is going to require some interesting training- so we are coming up with places to train over these past few weekends. A friend of mine offered his farm/swamp - none of us had been out there before. So we are out in the middle of the course and one of the guys screams to me “ run Brian” I had no clue what was happening and I looked down and saw it (see picture) Scared the life out of me, can you see the second one in the picture too? Look Closely!

January Sales Stats: There were a total of 1,050 closed transactions and $208 million in closed volume last month. The average days on the market was 157, avg closed price of $198,979. Total of 568 single family/detached homes sold, and 339 condos. 31 total foreclosure sales and 5 short sales. High sale was a pretty amazing oceanfront home in the Dunes Club area, $2.330 million for 8826 N Ocean Blvd. 103 or 30% of the condo sales were in oceanfront resorts, 44(13%) were in golf course communities. On the single family residential side, 168(30%) were new construction homes, still a very hot segment of our market as the general population continues to grow, 86(15%) had some sort of “view”, ocean, marsh, river etc. listed as a feature.
