Friends & Clients,

Hope you had a great weekend.  You won’t believe what happened to me this weekend!  Well you need a little back story first.  So a few months ago, some friends of mine decided to sign up for this crazy 12 hour race that involves biking, kayaking and running, 60 miles total if we can finish.  Well a race like that is going to require some interesting training- so we are coming up with places to train over these past few weekends.  A friend of mine offered his farm/swamp - none of us had been out there before.  So we are out in the middle of the course and one of the guys screams to me “ run Brian”  I had no clue what was happening and I looked down and saw it (see picture)  Scared the life out of me, can you see the second one in the picture too?  Look Closely!

Ok back to business, at Real Estate Modo we are having one of our best months ever for new listings and sales. It is that time of year!

If you are into Facebook, I’ve committed to ramping up our Real Estate Modo social media presence in order to connect with our clients, get more video’s out there, provide more timely insights into the market, and just Myrtle Beach in general. If you haven’t done so yet, check out and “like” our Page: https://www.facebook.com/realestatemodo/ - The newest banner has a pretty in your face(literally) video that talks about our 1% seller side commissions, which has created quite the stir in town! If you are one of our past clients, look out for an invitation to the Real Estate Modo Clients Inner Circle, this will be a Private Facebook page to include some more specific updates for our past and current working clients.

Let me know if we can help with anything, update on the latest deals, quick free property valuation etc..

January Sales Stats: There were a total of 1,050 closed transactions and $208 million in closed volume last month. The average days on the market was 157, avg closed price of $198,979. Total of 568 single family/detached homes sold, and 339 condos. 31 total foreclosure sales and 5 short sales. High sale was a pretty amazing oceanfront home in the Dunes Club area, $2.330 million for 8826 N Ocean Blvd. 103 or 30% of the condo sales were in oceanfront resorts, 44(13%) were in golf course communities. On the single family residential side, 168(30%) were new construction homes, still a very hot segment of our market as the general population continues to grow, 86(15%) had some sort of “view”, ocean, marsh, river etc. listed as a feature.

My Deal(s) of the Month: As always, a “deal” depends on a number of factors based on what you are looking for in a property, be it for personal use, rental income, appreciation etc. We can get you all of the details on anything that you see below or if we can build you a custom search, just let me know. All of these have hit the market recently.
