Awesome post from about 2 weeks ago was the link to the latest US News ranking of the “25 Best Places People Are Moving”, with Myrtle Beach coming in at…..#1. We are not just for tourists, the general or permanent resident population is booming. Love to help customize a search for a home or condo in the area if you would like, just reach out. (or if you even just want the link to this article shoot me a note and I’ll forward the link)

May Sales Stats:There were 1781 total closed transactions and just over $348 million in closed volume. The average days on the market was 156, avg closed price of $202,935. The high sale was development parcel in Little River, $2.3 million for a developable 111 total acres. 3 days after hitting the market for $2.2 million there were multiple offers on an amazing home in the prestigious Dunes Club, selling for $2.075M. Residential homes accounted for 899(50%) of the sales while condos accounted for 638(36%). Bank owned foreclosures totaled 43 sales, and short sales, only 3 closed transactions in May.

My Deal(s) of the Month:As always, a “deal” depends on a number of factors with what you are looking for in a property, be it for personal use, investment etc. We can get you all of the details on any if you like what you read. I can’t guarantee they will still be available when you read this. Here are the details with some I like a lot this month. All of these have just recently hit the market! (In order of price, which is how they should pull up in the link below)

$65K – One of the flat our lowest priced DIRECT Oceanfront condos you’d find – Sandcastle South #709

Short Sale – 4087 Fairway Lakes Dr – 3BR/3BA, 129K, great price for a large condo in a super location off of 38th Ave N near Myrtlewood Golf Course

Bank Owned – 461 Dandelion Ln – 4BR/2.5BA Home in Avalon in Carolina Forest, 199.9K, in great shape, primary or rental property

3BR Oceanfront Corner unit, wrap around balcony in Grande Shores on 77th Ave N, 259K(maybe a little over priced) amazing views #1035

Fixer Upper – location, location, location, 5626 Woodside Ave, in the popular Pine Lakes, 270K, needs work but lots of potential in that price range

Bank Owned - Amazing true “penthouse”, encompassing the entire top level in the St Clements, this is a true one of one, needs work but can be a real show piece 545K

12BR/14BA(yes that’s right) – Cherry Grove, block to the beach, rental potential+++, 975K

381 Oak Moss in Murrells Inlet – $2.39M. OK this is not necessarily a “deal of the month” but if you love beautiful real estate and unmatched water views, check out this home and the pics.
